Late Winter Through Spring: Prepare

This is the window that matters most. Equipment is under light load, service availability is better, and any problem found now is a scheduled repair rather than an emergency in July.

A professional visit during this period should include coil condition, drain service, electrical testing, refrigerant performance, and airflow. This is also the right time to replace a capacitor that measures out of tolerance rather than waiting for it to fail under load.

Summer: Monitor

Small changes are early warnings. A system that used to reach setpoint by mid-afternoon and now does not, or vents that feel slightly weaker than last month, are worth investigating before they become a failure during a heat advisory.

Storm Season: Protect

Hurricane and thunderstorm season brings outages, surges, and debris. Before a storm, clear loose items from around the outdoor unit and know where the disconnect is. After an outage, restore power deliberately rather than letting everything restart at once.

If the system will not start after a storm, a blown low-voltage fuse or a tripped safety is more common than catastrophic damage. Standing water around the outdoor unit is a reason to have it inspected before running it.

Fall and Mild Months: Reassess

Cooler stretches are a good time to evaluate the season just finished. How many service calls were there? Did the system keep up? Was the home comfortable, or just cool and damp?

This is also when replacement decisions are best made, with time to perform a load calculation, evaluate ductwork, and compare equipment rather than choosing under pressure during an outage.

Year-Round Homeowner Tasks

A handful of habits prevent a large share of avoidable service calls, and none of them require tools or training.

• Check the filter monthly and change on condition, not on the calendar
• Keep at least two feet of clearance around the outdoor unit
• Trim vegetation and remove leaves and grass clippings from the coil
